Bradley Allen, Developer for Brighton Road

Ballen Homes Limited (formerly named D'Ley Limited) is a small development company within the residential property construction market. Its mission is to safely navigate the complexities of planning rules, building regulations and health & safety requirements whilst still managing to deliver a quality product on time and within budget through its in-house expertise and the support of external professionals. We caught up with Bradley Allen, the director of Ballen Homes to learn more about what excited him about his upcoming development at 10 Brighton Road.  

1. How long have you been involved in Property Development?
My entire adult life. I started working in property when I was 17 years old. My father ran the company and I spent that time learning the trade under my father’s tutelage and I gained invaluable insight and experience. I went out on my own 10 years ago when I started Ballen Homes and overtime I have built up a great team that has over 100 years combined experience in property development.

2. Which has been your favourite project so far, and why?
My favourite development to date was actually the last one I completed. It was a basement flat in Purley, very close to this current development. That project was quite challenging as it required a large dig-out of the basement space.  We had to be creative to overcome some of the issues but I love the final product.

3. What excites you most about property development?
I find the entire process of creating a vision from scratch and seeing it through to completion. It’s very rewarding and it’s what excites me the most.

4. So how did you come across 10 Brighton Road and what attracted you to it?
We are in constant communication with our network of agents for recommendations and regular updates. We were very excited by this development as we are familiar with the area, having completed multiple projects nearby, and we believe that this development has great potential. The Croydon area is still very active and we’re confident that these will sell quickly.

5. Were there things about this project that concerned you?
No, not really. We use very experienced and professional contractors with whom we have had a long and successful working relationship. This is actually a pretty straightforward development compared to others I have managed in the past.

6. Who is this property targeted at?
This development will deliver apartments  available on the help-to-buy-scheme which means the primary target market is families, young professionals or anyone looking to purchase their first home. It would also be of interest to property investors.

7. What is your preferred exit route?
We are planning to sell the flats on the open market, though we do have the fallback position of refinancing and renting out the units if we have to.
